Acquired in the Summer of 2019, our client/developer is transforming these historic auto repair garages into a vibrant mixed-use project with retail, restaurants and creative warehouse office. The property consists of three adjoined structures of approximately 13,000 SF on a 25,000 SF parcel one block off Coast Highway and a few blocks from the Pacific Ocean. Construction began in Fall 2020. Incoming tenants include: STAB Magazine, Bottlecraft, Brixton and Communal.

November 1, 2020 - Karvelis, APC represented a long term client (owner-occupier) in realizing their goal of acquiring an iconic office building with sweeping ocean views located on Prospect Street in downtown La Jolla. No brokers were involved in the transaction. Due to the off market nature of the transaction, Peter ran lead for his client all phases of the transaction, including, LOI, Purchase-Sale Agreement, due diligence investigation and financing. Peter’s investigation coordination efforts which were aided by multiple consultants in his network resulted in a significant price reduction during escrow. Peter will provide ongoing legal services for all tenant leasing matters.
Herb & Ranch, Irvine Company
March 11, 2019 - Karvelis, APC represented Herb & Ranch, a micro-food hall and chef’s market concept by award-winning celebrity chef Brian Malarkey. The concept will open late summer 2019 at The Irvine Company’s UCI Research Park, the 185-acre business park adjacent to UC Irvine. Herb & Ranch will be the sixth restaurant concept, and first outside of San Diego from the Puffer Malarkey Collective, which is owned and operated by Malarkey and his longtime business partner, Christopher Puffer.

February 1, 2019 - Karvelis, APC represented the Puffer Malarkey Collective in the negotiation of a multi-year, eight figure hospitality management agreement for the Wood Yu concept and extensions to existing agreements for the Farmer & the Sea Horse and Green Acre concepts at each of Alexandria Real Estate’s - San Diego Class A life science campuses.

June 20, 2018 – Karvelis, APC provided legal representation to the buyer/developer of a $14,500,000 25-unit apartment complex located in the Banker’s Hill neighborhood of San Diego, California. The acquisition included both primary financing, mezzanine financing and join venture equity. The property will be converted to condominiums and sold individually.
